Monthly
  • Fire Extinguisher: Make sure your extinguisher is fully functioning. Replace or rechange it when necessary to prepare for any potential fires.
  • Forced-Air Heating System: Perform maintenance as instructed my manual (changing filters, etc.)
  • Garbage Disposal: Keep blades clean and debris-free by flushing with hot water and baking soda.
  • Range Hood: Clean grease filters to prevent fires.
  • Washing Machine: Clean out the filer, stoppers, and drain holes. It is an expensive appliance to repair that can do a bit of water damage if not maintained properly.
  • Water Softener: Conduct quality tests on house water. Make adjustments if needed.
Every 3 Months
  • Basement: If you have a basement drain, clear blockages, and debris to prevent flooding.
  • Plumbing: Clean faucets, shower heads, and aerators
Every 6 Months
  • Dryer: Vacuum lint from your clothes dryer. Regularly emptying the lint trap is not enough -you need to remove it from the ducts and surrounding areas.
  • Interior Caulking: Inspect the caulking around tubs, showers, and sinks to make sure it is sufficiently preventing water leakage. Replace if you notice any deterioration.
  • Smoke Detector: Test batteries in smoke detector. Replace them if need.
Spring
  • Roof: Inspect roof surface, flashing, eaves, and soffits for damage.
  • Gutters: Check gutters for damage. If your gutters are not maintenance free, clean and clear of debris.
  • Downspouts: Insure proper connections and drainage flow.
  • Siding: Clean siding. Inspect and make repairs when needed.
  • Air Conditioner: Remove cover and clear debris.
  • Exterior Caulking: Examine caulking outside the home and replace any areas which are deteriorating.
  • Windowsills, Doorsills, and Thresholds: Examine for damage. Fill cracks, caulk, and repaint if needed.
  • Plants: Inspect any trees, bushes, or shrubs. Cut any branches which come within at least six inches of landscaping and siding.
Fall
  • Roof, Gutters, Downspouts, Siding, Exterior Caulking, and Plants: Perform inspection as described above
  • Air Conditioner: Cover with a tarp.
  • Chimney: Clean flue (will need to do so more frequently with more use). Repair any cracks or crumbling in the structure.
  • Outdoor Faucets: Shut off valves and drain by opening spigots. Store hoses indoors.
  • Window and Door Weather Stripping: Inspect and fix or replace if it does not properly seal.
Annually
  • HVAC Systems: Have your heat/ air conditioning systems professionally tuned.
  • Main Drain: Have the main line professionally cleaned and expected.
  • Water Heater: Perform inspection on the water heater. Drain and test pressure relief valve. If you have a gas heater, clean burner, and ports.
